How does the license transfer process work, and how long does it take? +
Once you decide to join, we walk you through every step of the transfer process. In New Jersey, a license transfer is typically processed through the NJREC and can take as little as a few business days once all paperwork is submitted. New York transfers through the NY DOS and follow a similar timeline. We handle the guidance — you just need to sign the affiliation agreement and submit the transfer form. There is no gap in your ability to work during the process.
Do I keep my existing clients and pipeline when I switch? +
Yes — your clients are your clients. Your relationships, your referral network, your pipeline — all of it comes with you. We do not have any claim on clients you bring to the brokerage, and we will never reassign your clients to another agent. Any active transactions in progress at your previous brokerage will need to close there per typical industry practice, but everything coming in the door from the moment you join is fully yours.
What will my actual commission split be? +
We structure compensation individually based on your experience, specialty, and production history — which means we won't post a single number here that may not apply to your situation. What we can tell you: there are no desk fees, splits are competitive and designed to grow with your production, and we will give you complete, transparent details on our first call. No mystery, no bait-and-switch.
How long does onboarding take before I can start working? +
Once your affiliation agreement is signed and your license transfer is initiated, you can typically be fully operational within one to two weeks — sometimes faster. We get you set up with our tools, introduce you to your mentor if applicable, and make sure you have everything you need before you go live.
I'm newly licensed. Is Citi Living a good place to start my career? +
Yes — and we have helped many agents launch successful careers from day one. New agents are paired with an experienced mentor who provides hands-on guidance through your first transactions. You won't be left to figure things out alone. That said, a virtual environment does require self-motivation and initiative. If you're disciplined, eager to learn, and ready to build your business, we will give you every tool and resource to do it well.
I'm an experienced agent. What does Citi Living offer me that I don't already have? +
Primarily: more of your own money, and better tools. Most experienced agents who come to us are paying desk fees every month and giving up a split that felt fair when they were newer but now feels out of proportion to the support they actually receive. Do you provide leads? +
We are honest about this: Citi Living Solutions is not a lead-generation brokerage. We do not promise you a pipeline of buyers or sellers on day one. What we provide are the tools, data, training, and support to help you build and grow your own pipeline — which we believe creates a more sustainable, profitable career than depending on brokerage-generated leads.
Can I work part-time and still affiliate with Citi Living? +
Absolutely. Our virtual model is well-suited for part-time agents. There are no mandatory meeting requirements, no minimum transaction quotas to maintain affiliation, and no office attendance expectations. You set your schedule, manage your clients, and use our tools and support as needed.
Is everything really remote, or will I need to come into the office? +
Truly remote. There are no mandatory in-office days, meetings, or check-ins. Our offices in Edison, NJ and Forest Hills, NY are available by appointment for occasions when you need a professional space — client meetings, document signings, or a change of environment — but attendance is entirely optional.
What if I decide it's not the right fit after I join? +
We want agents who are here because it genuinely works for them — not because they feel stuck. If at any point you decide Citi Living isn't the right home for your business, we will handle your transfer out professionally and without friction. Your license, your clients, and your reputation are yours. We won't make it difficult to leave.
